Selling a home is work I have done for thirty-two years, and it goes smoothly. What stops people is everything inside it. Thirty years of furniture, books, tools, dishes, and the things that hold a memory. The thought of carrying all of that yourselves is what makes people say "not yet."

So I built my process around that part first. The contents are inventoried, cataloged, photographed, priced with your approval, and sold, by a professional team, before the home ever goes on the market. Most of what people assume they have to give away gets sold instead.

A professional team comes through the house room by room. Nothing leaves without your say. 04Your four questions, answered

The questions I hear in the first conversation.

"Do we have to fix the issues from the inspection?"

No. We review the report together and decide which items are worth addressing and which are not. Some we fix, some we disclose with a written estimate, and some we leave alone. You choose.

"Do we need to be gone when people view our home?"

Showings happen at times you set. Many of my clients choose a few windows each week and keep the rest of their days to themselves. The Matterport tour also means fewer people need to come through in person.

"How can we afford this? Moving, repairs, landscaping, timing, storage. It's too much."

We map it out before anything starts. Every piece has a written estimate and a place on the timeline, and I coordinate the movers, cleaners, stagers, and contractors so you are not managing five vendors. You see the whole budget of time and funds up front.

"Where are we going to put all our stuff?"

What you keep goes with you. What goes to family is set aside. The rest is inventoried, priced with your approval, and sold by a professional team. Most of it finds a new home, and it does not fall on you to carry.
